PURCHASE AGREEMENTS FOR PROPERTY IN VALLEY BUSINESS PARK
Mr. Kelley reviewed his memos dated May 22, 2000, describing two purchase agreements
submitted for property the EDA owns in Valley Business Park. The sites are on Outlots A and B
intended to be replatted as Valley Business Park 2nd Addition. Both sales are based on $1.75 per
square foot.
Ronald Clexton is offering to purchase a 2.2-acre parcel (future Lot 1, Block 1) for a
photography studio. An initial 10,000 square foot building is proposed, designed for expansion to
20,000 square feet as required in a BP zone.
M & M Partnership is offering to purchase a 2.9-acre parcel (future Lot 2, Block 1) for a carpet
showroom/sales facility and cultural congregate hall. It is separately considering purchasing an
adjoining parcel, which now has a single family home, on County Road 42.

Resolution No. EDA-00-3
MOTION: of Erickson, seconded by Hamann-Roland, adopting
approving a purchase agreement with M & M Partnership to acquire 2.9 acres of
Outlot B, Valley Business Park (to be replatted as Lot 2, Block 1, Valley Business
Park 2nd Addition) at a price of $221,067.00, for a carpet showroom/sales facility
and a cultural congregate hall, and authorizing the President and Secretary to
execute the necessary documents.
Commissioner Hamann-Roland asked how a cultural congregate hall use fits into a BP
zone and what provisions there are for it continuing as initially approved? Mr. Kelley said
it is considered a commercial recreation use which is permitted as a conditional use in a
BP zone. The City would have to approve a conditional use permit for it that would
define its operation

MOTION: of Hamann-Roland, seconded by Erickson, to adjourn. Ayes - 5 - Nays - 0.
